Dear Housing Industry Partners,
The Wyoming Community Development Authority (WCDA) sending this message out to you so all of us in the housing industry in Wyoming can partner up to get the word out that it is currently a great time to buy a first home.
We are also sending this message to the Wyoming Mortgage Lenders Association, the Wyoming Association of Realtors, the Wyoming Bankers Association, the Wyoming Housing Network, Inc., and the Central Wyoming Home Builders Association so that we will have one voice in letting Wyoming’s first-time homebuyers know that the time to BUY is NOW because of the current combination of market factors that work to their advantage:
Average home prices in Wyoming have stabilized, and in many areas, are coming down.
Mortgage loan interest rates for first-time homebuyers are currently very low.
The number of homes on the market is increasing.
The first-time homebuyer tax credit is still in effect through April 30 (contract by April 30, closing by June 30).
Rental costs remain high.
The campaign is titled, naturally, the “Buy NOW” campaign and will be administered by the WCDA.
A promotional poster and a Power Point presentation have been designed and are available to you at no cost.
All promotional materials ask anyone who is thinking about buying their first home to log onto the WCDA website (www.wyomingcda.com) and click on a link that takes them to a page that spells out the “5 Steps to Homeownership”.
The “5 Steps” are:
Step 1 - Get educated! Attend an approved Homebuyer Education Course. Courses are offered online followed by one-on-one counseling. (link to Wyoming Housing Network, Inc. website)
Step 2 - Schedule a meeting with a mortgage lender, preferably a WCDA Participating Lender, to get pre-qualified/pre-approved for a mortgage loan and to determine the size of the mortgage you can afford. Step 3 - Go house hunting, or decide to build new! Contact a Real Estate Professional to help you find a home or builder that that suits your needs. (link to Wyoming Association of Realtors website) (link to Central Wyoming Home Builders Association website)
Step 4 - Get a signed purchase agreement for the home. Your Real Estate Professional will help you negotiate the contract.
Step 5 - Return to your mortgage lender to complete the mortgage loan application.
Here is how YOU can participate:
Request up to twenty (20) 11 X 17 posters promoting the “Buy NOW” campaign for display in your office or any other public areas you feel would be a good location for the posters.
Request the Power Point presentation that you can utilize in staff meetings or at any public appearances or presentations you may be giving to groups in your area.
Here’s what you get for requesting posters and/or the Power Point presentation:
A text link from the “5 Steps to Homeownership” webpage to YOUR website under the heading: “Please visit these participating (titles)”.
The “5 Steps” page will go live Monday, March 22.
To request posters for your offices or public areas and/or the Power Point presentation:
Send an e-mail to communications@wyomingcda.com with the quantity of posters you would like (be sure to include your business name and mailing address!). The Power Point presentation will be e-mailed to you upon request.

This “Buy NOW” campaign will run from March 22 – June 30. In addition to asking for your help in spreading the word, the WCDA will conduct an advertising and public relations campaign.
We will re-issue posters to every partner that requested some after April 30. The re-issued posters will have the tax-credit reference omitted – since April 30 is the deadline for being under contract to buy a house and still qualify for the tax credit.
